Some signs we like to recommend our customers to look for when a possible roof replacement is needed, are:

  • Frequent leakage
  • Signs of molding. Musty odors can be an indicator of mold.
  • Appearance of ceiling stains
  • Blistering appears in your ceiling
  • The age of the roof
  • The roof appears to be sagging
  • Damage to the roof membrane
  • Downspouts that are failing
  • Damage caused by other contractors

25%

Rule

The 25% rule (25 percent rule) comes from the 2014 Florida Existing Building Code. This rule applies to roof repair(s) of any residential or commercial building. If you are unsure about the 25% rule, please consult with an expert to inspect your roof.

  • Conditions of the 25% rule:

If more than 25% of a section is repaired, replace, or recovered, then the roof section must be brought up to code.

If more than 25% of a roof is repaired, replaced, or recovered, then the entire roof system must be brought up to code.

Many people mistake the 25% as associated with damage. The rule does not refer to damage at all. It refers to the surface area worked on.

If more than 25% of a roof section is affected, then only the roof section needs to be brought up to code. To define what makes a roof section, read below.


  • 2014 Florida Building Code 708.1.1

“ 708.1.1 Not more than 25 percent of the total roof area or roof section of any existing building or structure shall be repaired, replaced, or recovered in any 12-month period unless the entire roofing system or roof section conforms to requirements of this code.”

  • Section 202. ROOF SECTION

“A separating or division of a roof area by existing expansion joints, parapet walls, flashing (excluding valley), a difference of elevation (excluding hips and ridges), roof type or legal description; not including the roof area required for a proper tie-off with an existing system.”

Hurricanes are expected every year in southern Florida. Here are some tips you can use to ensure your business and its roof are well secured before any of these major storms.

  • Have a roofer inspect its condition before Hurricane season starts on June 1st.
  • Have your flat roof waterproofed with a proper waterproof membrane before heavy winds and rain.
  • Secure rooftop equipment such as air conditioning machines, exhaust vents, fan covers, solar panels, and other appliances.
  • Repair or replace existing damaged roof parts.
  • Review your commercial roof warranties and insurance policies to see if you need to update any coverage or policies.
  • Take a look at nearby trees to determine if any limbs need to be removed that could damage your roofing system.
  • Remove any debris that may have accumulated on your roof.
